Windermere Marina Village

Windermere Marina Village complex in Bowness-on-Windermere. It is part of a luxury, managed development offering 2-bedroom, 2-bathroom holiday apartments and townhouses, often known as “Windward” or “Marina View” units. They include modern kitchens and ensuite bathrooms 

Site Validation Works

 During the project, we undertook the installation of the mechanical services on site. Because the previous contractor had gone into liquidation, our team was required to validate and verify all previously installed works before commencing our own installation activities. This ensured compliance, quality assurance, and full confidence in the integrity of the inherited systems.

Mechanical Installation 

Domestic Hot & Cold-Water Services

  • Installation of mains-fed cold water distribution serving each apartment.
  • Domestic hot water within each apartment was provided via a Heat Interface Unit (HIU).
  • Full internal distribution using: 
    • copper pipework for risers,  horizontal distribution, final connections where specified.
  • Integration of: 
    • Isolation valves to all branch circuits.
    • Thermostatic blending valves (TMVs) for bathroom and kitchen outlets.
  • Commissioning works including: 
    • Pressure testing of all pipework.
    • Chlorination and system disinfection in accordance with BS EN 806 and ACOP L8.

Heating Services

  • Installation of a lowtemperature hot water (LTHW) system throughout the apartments.
  • Apartment heating provided via: 
    • Highefficiency radiators with thermostatic radiator valves (TRVs), or
  • Pipework installed using insulated flow-and-return networks to reduce heat loss and improve system efficiency.
  • Integration with apartmentlevel controls enabling: 
    • Individual temperature regulation.
    • Energyefficient operation aligned with Part L requirements.

Mechanical Ventilation

  • Installation of continuous mechanical extract systems to kitchens, bathrooms, and utility areas.
  • Where required, fit-out of MVHR (Mechanical Ventilation with Heat Recovery) units to improve energy performance and indoor air quality.
  • Rigid or semirigid ducting systems installed to maintain design airflow rates and minimise system resistance.
  • All systems commissioned to meet specified extract rates under Approved Document F, including: 
    • Airflow testing.
    • Balancing of ductwork systems.
    • Acoustic compliance checks where noise limits were specified.

AboveGround Drainage Systems

  • Installation of soil and vent pipework (SVP) systems using uPVC pipework 
  • Waste pipework installations from all sanitary appliances, including basins, baths, showers, WCs, and kitchen sinks.
  • Integration of: 
    • Antisiphon (AAV) valves where required to maintain trap seal integrity.
    • Swept radius bends and correctly graded runs to ensure efficient discharge and reduce blockages.
    • Access points and rodding eyes for maintenance throughout vertical and horizontal drainage runs.
  • Coordination with bathroom and kitchen layouts to ensure optimal routing within service risers and voids.
  • Full testing and commissioning of the system, including: 
    • Air testing of pipework stacks.
    • Water flow testing at selected outlets to confirm proper fall, trap seal retention, and compliance with design performance.

Challenges & Mitigation

Inherited Works from a Liquidated Contractor

  • Challenge: The previous contractor entered liquidation, leaving partially installed mechanical systems of uncertain quality and compliance.
  • Mitigation: 
    •  Conducted a full validation and verification survey of all inherited pipework and ventilation systems.
    • Removed or rectified any noncompliant installations prior to commencing new works.
    • Implemented enhanced qualityassurance checks to ensure full system integrity before integration with new services.

OnSite Coordination Within Completed Apartment Blocks

  • Challenge: Mechanical services had to be installed within apartments at varying stages of completion, requiring careful coordination with joinery, electrical, and finishing trades.
  • Mitigation: 
    •  Introduced a phased installation schedule to minimise disruption and maintain progress.
    • Held daily coordination briefings with the principal contractor and other trades.
    • Adjusted sequencing to ensure access to risers, ceilings, and service voids without impacting programme.

Quality & Compliance Assurance Across Multiple Apartments

  • Challenge: Ensuring consistent installation standards across numerous units with repeated but detailed mechanical systems.
  • Mitigation: 
    • Introduced template apartment specifications with standardised installation details.
    • Carried out systematic inspections at firstfix, secondfix, and prehandover stages.
    • Implemented a structured commissioning process for water, heating, ventilation, and drainage systems.

Project Outcome

The project was successfully completed on time and within budget, delivering fully compliant and highquality mechanical services across all apartments. Through effective coordination, rigorous validation of inherited works, and structured installation processes, the team ensured that each apartment received reliable and energyefficient domestic water, heating, ventilation, and aboveground drainage systems.
